Tropical Residences is built so that accountability does not disappear at completion.
Tropical Residences is the platform through which Ubunifu presents selected coastal residences to buyers and investors. Some are developed by Ubunifu. Others are represented because they meet the same standard for design, place, ownership clarity, operating discipline, and transparent buyer information.
It is also an asset management relationship. Buyers are not simply purchasing a place to stay; they are taking a managed position in Zanzibar's growing tourism economy, with Tropical Residences remaining involved for the duration of ownership.
The sale is the entry point. The work that protects the asset happens afterwards: operations, reporting, owner use, reinvestment decisions, and long-term performance oversight.
Ubunifu designs, develops and supports selected residences end to end. Tropical Residences carries that discipline into the owner relationship: the people who shape an asset and bring it to market should remain answerable for how it performs. A dedicated operating company runs the asset, while Tropical Residences remains your point of contact from first enquiry through onboarding, reporting, owner use, reinvestment questions, and future opportunities across the portfolio.
It is one standard, carried through separate accountable roles, with accountability designed to last beyond completion.

Thirty years in Zanzibar
Ubunifu has been developing and operating in Zanzibar for over thirty years — the regulatory relationships, the contractor networks, and the knowledge of what performs here and what merely sells. Kilindi, pictured above, is where that record began.
Capital aligned after the sale
Where Ubunifu develops, its capital and reputation remain tied to the asset after completion. The incentive is not to sell and leave; it is to build something that performs, reports properly, and still makes sense years later.
Honest methodology
Returns are modelled as scenarios, with the assumptions on the page and approvals cited by status and date. Where a figure is not yet substantiated to our standard, we leave it out. The point is not to make the number sound attractive; it is to make it possible to test.
Where returns are shown, they are presented as scenarios, not promises: acquisition cost, operating assumptions, owner-use logic, rental programme structure, and the source of each figure. If the model is not ready, the figure does not appear.

Ubunifu is the developer-principal behind the platform. It creates the residences it brings to market, holds operating equity where it develops, and remains accountable for the standard of what it has built.
A dedicated company operates each asset.
The day-to-day running of each residence or development sits with the relevant operating company — housekeeping, maintenance, guest services, rental programme and asset-level delivery. The operator runs the asset; the standard is shared; the accountability does not move.
Tropical Residences holds the owner relationship.
Tropical Residences is the part you deal with — curated sales, onboarding, performance oversight, reporting, reinvestment advice, and a single point of contact that does not disappear when the sale completes.
For an owner, the benefit is fewer handoffs, clearer reporting, and people whose reputation remains tied to the asset after completion.
What stays in place.
The relationship does not end at reservation or handover. Tropical Residences remains the owner-facing asset management partner for onboarding, reporting, owner use, reinvestment questions, and future opportunities across the portfolio.

Presence on Tropical Residences has to mean something.
Inclusion does not mean every residence is developed by Ubunifu. It means every residence has passed the platform standard. For independently operated projects, Tropical Residences is clear about the role it plays, who operates the asset, and what information the buyer should rely on.
