The residence

Designed for Zanzibar, built to earn.

Liyongo is sixty beachside villas at Kendwa, set into an existing village on Zanzibar's north coast — a settlement of separate structures, each villa reading as its own place.

The design follows Swahili vernacular: deep overhangs, natural ventilation, shade as a structural principle, local materials and local craft, specific to this coast in materials, form and rhythm.

Liyongo is independently owned and operated. Tropical Residences represents it for sale as a curated listing — it is here for its quality, presented plainly for what it is.

Why here · the market

Kendwa, and why the north coast holds.

Kendwa is on Zanzibar's north coast — the island's most established tourism corridor, with consistent year-round demand and a sunset-facing beach. Liyongo sits within it at a quieter register: beachside, set back from the dune line, close to Kendwa's energy when you want it and private when you don't.

The site is within a working coastal settlement, and the design follows the village grain rather than breaking from it — structures dispersed across the plot, open to the prevailing breeze, built from materials sourced on the island. Dhow-building traditions remain active on this stretch; Zanzibar's cultural depth is present, not performed.

Stone Town is about an hour by road and the international airport ninety minutes. Most international source markets can reach Kendwa inside a single travel day via Nairobi or Dar es Salaam.

03
