Tropical Residences is an investment platform for design-led coastal residences in Zanzibar. The idea is simple: you hold title, reserve time in the residence, and place the asset into professional management when you are away.

The lifestyle is real, but it is not the argument on its own. The investment case rests on whether the residence can perform: whether it is well sited, well designed, properly operated, clearly reported, and still worth owning years after handover.

That is where Tropical Residences is different. Ubunifu develops most of the residences on the platform.

Where we work with partners, we do so only where we have advised the project and where the asset meets the standard for inclusion: design discipline, low-impact development, credible sustainability, clear ownership terms, and investment logic that can be shown with its working.

A residence should earn when you are away, and still be somewhere you would choose to return to.

Those two ideas belong together. A weak residence is harder to let. A badly managed one loses value in the details. A beautiful one with no operating discipline is still a burden from a distance.

We look for assets that can hold both sides of the brief: personal use that feels real, and professional management that lets the residence work when you are elsewhere.

We do not publish a single headline yield and ask you to trust it.

Where returns are shown, they are modelled as scenarios, with the assumptions visible: occupancy, rates, operating costs, owner-use logic, management terms, and the source of each figure. Conservative, mid and upside cases are useful only if the working is there.

If a number is not ready to be shown properly, we leave it out. The point is not to make the return sound attractive. It is to make it possible to test.

Design that protects the asset.

Design is not decoration here. It is part of the investment case.

A residence expected to perform in Zanzibar has to be drawn for heat, salt air, maintenance, guest use, owner use, and long operating life. Shade matters. Airflow matters. Materials matter. Water, power, access, service routes and furniture packs all matter more after handover than they do in a render.

Good design lowers friction. It protects the guest experience, reduces avoidable operating problems, and gives the asset a better chance of holding its value over time.
