This website is operated by Ubunifu Ltd (“we”, “us”), trading as Tropical Residences, based in Stone Town, Zanzibar, Tanzania. We are the controller of the personal information collected through this site.

When you submit an enquiry or registration form, we collect the details you provide — typically your name, email address, the residence or topic you are interested in, and any message you write.

When you consent to analytics, we collect standard usage information through Google Analytics 4 (for example pages viewed and approximate location). Analytics are blocked by default until you accept via the consent banner.

We do not run advertising trackers and we do not knowingly collect information from anyone under 18.

We use enquiry details to respond to you, to send the information you ask for, and to stay in touch about the residence or investment case you raised. Where you opt in, we add you to our mailing list, managed through Mailchimp.

We use analytics, only with your consent, to understand how the site is used and to improve it. We do not sell your personal information to anyone.

We share information only with service providers who help us run the platform — currently Mailchimp (email) and Google Analytics (usage measurement) — and only as needed to provide those services. Where a residence is independently owned, and you ask to be connected to its developer, we will pass on the details you authorise so they can respond to you.

We may disclose information where required by law.

You can decline analytics at any time using the consent banner, and you can unsubscribe from our emails using the link in any message. To ask what we hold about you, to correct it, or to have it deleted, email hello@tropicalresidences.africa and we will action your request.

We keep enquiry and contact information for as long as we are in active discussion with you, and for a reasonable period afterwards, unless you ask us to delete it sooner.
